The subject is an irregular shaped parcel with approximately 598.3 ft + frontage on the south side of Dundas Street East in the City of Belleville. It has approximately 1,197ft. depth on the easterly boundary and 898 ft. + on the westerly boundary. Measurements of the actual water frontage are not determined on the survey, but appear by scale to be in excess of 4,000 feet on the northerly shores of the Bay of Quinte on Lake Ontario. The site contains a total of 89.243 acres + as per Plan 21R-3638.

The City’s Official Plan shows the site to be designated as Environmentally Protected and, in fact, there is a 100 year engineered flood line dissecting the site at approximately two thirds of the depth that includes all of the water frontage. |
Utility easements are registered over Parts 2, 4, 5, 6, 7, 8, and 9 of the subject Plan to the Ontario Water Resources Commission and Ontario Hydro. These are approximately 50 ft. wide and run along the entire frontage and along the east and west boundary to a depth of 481 and 398 ft. respectively. They do not materially affect development of the site, given their location. |
The owner applied and received a conditional consent from the City’s Committee of Adjustment to have the northernmost 23.23 acres + severed from the subject site. This portion to be severed is within the M2 zone; the retained portion (66.01 acres +) lies mostly within the O2 zone. No deed has been registered to finalize this severance and it is assumed to have lapsed. |
